Charlie Li Great builder lots of attention to detail and problem solver would definitely engage again Neil Greenfield Clint as his team did a major renovation for us March - December 2023. We couldn't be happier with the final work and the journey to get there! The workmanship is outstanding. Clint is absolutely fantastic and can't do enough to exceed expectations. I was particularly impressed by the end-to-end communication. Of course there were little delays and issues, as there would be when navigating such a large multi-trade renovation - however, we were always briefed of situations in advance. We would absolutely recommend Clint and his team at Waddell Projects. Emily Luck We recently had the pleasure of working with Waddell Projects on the renovation of our bathroom, and we couldn't be happier with the results. From start to finish, Clint and his team went above and beyond to bring our vision to life, tackling some complex structural changes in our 100-year-old worker's cottage with skill and precision. The communication throughout the project was absolutely fantastic. We were kept informed every step of the way, making what could have been a stressful process incredibly easy and smooth. Every trade involved was not only professional but also highly skilled, ensuring the highest quality workmanship at every stage. The end result is a stunning bathroom that has completely exceeded our expectations (the last picture is the before). It's not just beautiful but also functional and built to last. We are so grateful to Waddell Projects for their dedication, professionalism, and ability to turn our ideas into reality. Will definately engage Waddell Projects for our next development. Highly recommend!! Tara Darby We are so thankful to Waddell Projects for our recent renovation in Manly. Our cottage needed repairs, and creative ideas, to bring her up to modern standards. We also tackled significant challenges in supply chain shortages, thanks to COVID lockdowns. Working around these challenges required expert handling, and we are so thankful we had such a master on our side. Clint was able to navigate all these challenges seamlessly, and always with energy and positivity. He kept the renovation progressing, managed multiple trades, and quickly secured supplies that were all in high demand. The Waddell team were punctual, respectful, tidy, and the standards produced were exceptionally high. Thank you Clint and the Waddell Projects team - we absolutely love our home!
Common Property Renovations
Queenslander Renovations & Extensions
Queenslanders are Brisbane’s most iconic homes, with timber frames, verandas, and elevated designs suited to the subtropical climate. Renovations often restore heritage features while modernising kitchens, bathrooms, and interiors. Extensions may add open-plan living, decks, or extra bedrooms while preserving the home’s character.
Hamptons Style Renovations & Extensions
The Hamptons look is a favourite for Brisbane renovations, with weatherboards, pitched roofs, and coastal colour schemes. Extensions often add light-filled living areas, alfresco zones, or additional levels, blending Hamptons charm with modern functionality.
Coastal Inspired Renovations & Extensions
Popular in Brisbane’s bayside suburbs, coastal renovations use light timber, glass, and breezy layouts. Extensions often add indoor-outdoor living zones, expanded decks, and open kitchens, perfect for Queensland’s seaside lifestyle.
Contemporary / Luxury Renovations & Extensions
In Brisbane’s inner suburbs and riverfront areas, renovations bring older homes into the modern era. Think open layouts, rooftop terraces, and energy-efficient upgrades. Extensions may add master suites, larger entertaining spaces, or striking architectural features blending global design with local needs.
Barn Style Renovations & Extensions
Inspired by rural barns, this style suits Brisbane’s acreage properties. Renovations may expose beams, add open kitchens, or update interiors. Extensions often include soaring gables, extra wings, or expansive outdoor zones, combining rustic warmth with modern living.
Mediterranean Style Renovations & Extensions
Mediterranean updates bring charm and elegance to Brisbane homes. Renovations may add tiled floors, arched windows, and warm textures, while extensions include courtyards, verandas, or terracotta roofing for a breezy, resort-like feel.
Raising, Restoring & Modernising Homes Across the Brisbane
Brisbane is home to some of Australia’s most unique housing styles, and renovating here often requires a specialist approach that balances character, climate, and lifestyle. From iconic Queenslanders to modern family homes, every renovation project reflects the city’s diverse suburbs and the way locals live.
Raise and Fill Renovations
One of the most common renovation styles in Brisbane is the raise and build under, also known as “raise and fill.” Many Queenslander homes in suburbs like Paddington, Red Hill, and West End are elevated timber houses originally built for airflow and protection against floods. Today, homeowners often raise these properties to create extra living space underneath, while also safeguarding against Brisbane’s flood-prone areas such as New Farm, Windsor, and Yeronga. This style of renovation allows families to double their space without losing the historic charm that makes Queenslanders so sought after.
Flood Resilience
Flood resilience is also a key factor in many Brisbane renovations. Suburbs along the Brisbane River, including Chelmer, St Lucia, and Graceville, frequently benefit from structural improvements that protect against future flooding. Renovations here may involve durable materials, higher floor levels, and clever landscaping to manage water flow.
Heritage Restorations
Heritage renovations are another important part of Brisbane’s property landscape. Suburbs such as Ascot, Clayfield, and Hamilton are filled with Federation and Queenslander homes that require careful restoration. These projects balance preserving traditional features—like fretwork, verandas, and VJ walls—while incorporating modern kitchens, bathrooms, and energy-efficient upgrades.
With their deep understanding of Brisbane’s housing styles, Clint and Evelyn at Waddell Projects guide homeowners through renovations that are practical, character-filled, and perfectly suited to Queensland living.
Our Process for Renovations & extensions in Brisbane
Initial Consultation
To begin the your renovation, we ask you to complete our New Client Information Form, which helps us understand your preferences, budget, timeline, and other key factors.
Your journey begins with an initial consultation, where we gather important details about your vision, goals, and expectations.
Site Visit
Waddell Projects will arrange a site visit to assess the location and gather more details. This meeting allows us to understand the design possibilities and any site-specific challenges.
Whether you’re building from scratch or undertaking a renovation, the site visit helps us gauge the space and provides valuable insights into how to proceed.
Planning and Preparation
If you haven’t already done so, we’ll help guide you to obtain necessary plans for your new home. Whether you need help with architectural design or other preparations, we’ll guide you on the steps required to move forward. If you already have plans in place, we’ll ensure they align with your goals and our designer.
This step is key to making sure everything is in place before we proceed with pricing and construction.
Estimate Options
Once we’ve gathered the initial information, we’ll provide you with a general estimate first. This is a broad estimate based on similar projects and the details supplied so far, giving you a rough idea of the costs involved (for example, around $200k per side depending on scope and complexity).
Once the general estimate has been reviewed and approved, we’ll then prepare a detailed estimate. This includes a full breakdown of materials, labour, permits, and other factors, ensuring you know exactly what to expect financially and allowing us to fine-tune your project’s budget.
Contract Signing
After reviewing the estimates and finalising any details, we move forward with the contract signing. This formalises the agreement and sets out the specific terms of the project, such as timelines, payment terms, and the scope of work.
Once everything is agreed upon and the contract is signed, we can prepare to begin the building process.
Construction Begins
With the contract in place, we officially kick off the construction phase. Our experienced team works tirelessly to bring your vision to life, ensuring that every detail is handled with care and precision.
Throughout construction, we maintain clear communication, updating you regularly on progress. We aim to make the building process as smooth as possible, ensuring that you are informed and engaged.
Choosing the right design
Consider How You Live
Your renovation should reflect the way you live, not just look good on paper. Do you want open-plan living for entertaining, a quiet retreat for working from home, or extra space for a growing family? Thoughtful renovations make daily life easier, ensuring every area of your home has a purpose.
Make the Most of Your Block
Your land plays a big role in how your home functions. Maximising natural light, capturing breezes, and considering outdoor space can improve comfort and efficiency. A well-thought-out design works with your surroundings, not against them.
Balance Style with Practicality
A beautiful home should also be functional. Think about storage, room flow, and everyday usability. Will your kitchen layout work when cooking for guests? Is there enough storage to keep things organised? The right design blends style with smart solutions.
Plan for the Future
Your needs will evolve over time, so your home should, too. Whether you’re planning a family, need flexible workspaces, or want a layout that suits you as you age, a future-proof design ensures your home remains the perfect fit for years to come.
Stay True to Your Vision
Your home is personal. Whether you love modern minimalism or timeless charm, your design should reflect your style and what makes you feel at home. Thoughtful choices create a space that’s uniquely yours.

Frequently Asked Questions
How long does a renovation or extension take?
Every renovation or extension is different, so the timeframe depends on the scope, design details, and site conditions. Some projects involve straightforward updates, while others require more detailed planning and construction. Clint and Evelyn work closely with you to create realistic expectations from the very beginning. They provide updates throughout, so you always know how progress is tracking. Their focus is on ensuring quality without cutting corners. As locals, they bring personal care and commitment to every Brisbane project.
How much does a renovation or extension cost?
The cost of a renovation or extension varies depending on the size, style, and level of finishes you choose. No two homes or projects are alike, so pricing is always customised to your vision and goals. Clint and Evelyn take the time to understand what’s most important to you. From there, they provide clear advice so you know where your investment is going. This tailored approach ensures that the result delivers both functionality and value. Their aim is to make the process transparent and stress-free.
Do I need council approval for my renovation or extension?
In many cases, renovations and extensions may require council approval, particularly if they involve structural changes or heritage homes. Brisbane has its own set of building regulations, which can seem overwhelming at first. Clint and Evelyn guide you through the process step by step. They coordinate with professionals to ensure everything is compliant before work begins. This way, you avoid unexpected delays or issues during construction. Their local knowledge gives you peace of mind that your project is in safe hands.
Can you help with designs, or should I have plans ready?
You don’t need to come with finished plans — Clint and Evelyn are here to guide you either way. If you already have drawings, they’ll review them to ensure they align with your renovation or extension goals. If not, they work with trusted designers and architects to create something tailored to your needs. Their focus is always on practicality as well as aesthetics. This collaborative approach ensures your personality and lifestyle are reflected in the final outcome. As Brisbane locals, they bring a personal touch to every project.
Will I be able to live in my home during construction?
Whether you can stay in your home depends on the scope of the work being done. Smaller renovations often allow you to remain in place, while major extensions may require temporary adjustments. Clint and Evelyn will talk you through your options before work begins. Their priority is always your comfort and safety during the project. They carefully plan to minimise disruption as much as possible. This way, you remain part of the process without unnecessary stress.
How do I begin planning my renovation or extension project?
It all starts with an initial consultation where Clint and Evelyn take the time to learn about your vision. They’ll ask questions about your lifestyle, goals, and the changes you’d like to see. From there, they outline the next steps clearly, so you always know what to expect. As Brisbane locals, they understand how to design homes that suit the climate and lifestyle. Their role is to simplify the process while still delivering expert advice. This ensures your project begins with confidence and clarity.
